Our process

There are generally 5 Stages of the architecture process

Stage 1

Concepts and Measured drawing

Comprises of information gathering from all angles in order to firmly establish the constraints and opportunities of the site. From sewer and easement locations to Council requirements. From neighbour locations and view corridors, to tree and sun locations. This gets over laid against both the client brief and the budget.

We believe in early brainstorming sessions with the client to encourage discussion, we believe in strong client participation to find the right solution. Stage 1 is heavily plan based, we are looking at spacial relationships and the functionality of the design, massing in basic form and how we can achieve natural light through key rooms.

Stage 2

Design Developmentand Development Application

Takes the plans into 3D, we begin looking in detail how the sun travels through the spaces, how roof forms, stairs, void and skylights effect the light. How neighbours effect the site and how we can work with and around Council’s requirements. All the while keeping budget in mind.

Once the design is finalised client interaction can be relaxed. We focus on preparing documentation for Council. This involves coordinating a package of drawings, written statement, forms and items from external consultants. We recommend a cost check prior to a Council submission.

Stage 3

Construction Certificate

A Construction Certificate is the second approval which involves confirmation that the approved development application will be built to Australian Standards. This stage is primarily focused on information gathering and organising.

Stage 4

Construction/Tender Documentation

Construction/Tender Documentation is a very comprehensive stage which on many levels details how the building is to be built. From the kitchen bench top and fridge location to where power points and light switches are located. From gutter details to stormwater design and brick selections. At the end of this stage a set of drawings and a written specification, along with consultant input forms a document package which is tendered to builders for pricing.

Stage 5

Construction

Finally we can build, we are on hand through the process to liaise with the builder.
